The Siegel Group acquired 173,000 square foot commercial shopping center located in San Antonio, Texas in a distress sale due to anchor tenant vacating and poor management. Completed a large scale renovation to the exterior of the property followed by a substantial re-tenanting focusing on stabilizing operations with strong local businesses and national commercial credit tenants.
Notable improvements and enhancements to the property included:
- Complete update to the façade of property and multiple standalone pads that included new paint, stone veneer enhancements, new elevation designs, upgrades to landscaping and exterior lighting, new roofs, parking lot improvements and a new marquee monument sign
- Reconfigured retail spaces to maximize leasing potential
- Secured national commercial credit tenants including Ross Dress for Less, Wachovia Bank, Chase Bank and O’Reilly Auto Parts
- Increased occupancy from 40% at acquisition to 93% when exiting the project
