The Siegel Group acquired 137 unit apartment complex located in Downtown Las Vegas from an absentee ownership group which allowed the property to fall into a hazardous and near uninhabitable condition with numerous code violations and rampant criminal element. Upon seizing operational control The Siegel Group immediately initiated a large scale renovation.
Notable improvements and enhancements to the property included:
- Complete renovation of all 137 units as well as update to facade that included new paint, upgrades to offices and laundry areas, exterior lighting, stone veneer enhancements, roof and parking lot improvements, new property fencing and amenity signage and the installation of a new 35 foot monument sign
- Obtained funds from the Las Vegas Redevelopment Agency’s Visual Improvement Program (VIP) which provides a rebate to business owners for funds spent on pre-approved exterior improvements
- Added new amenities that included the construction of a new pool and the installation of wireless internet
- Modernized facilities to bring both structures into compliance with present day building and life safety codes which included a new fire panel and monitoring system
- Implemented our in – house security patrol that successfully deterred criminal activity and provided tenants with a safe environment and improved quality of life
- Converted the traditional apartment complex to The Siegel Group’s signature Siegel Suites brand that provides flexible living and payment arrangements with average occupancies exceeding 90% per location
- Implemented Siegel Suites Rewards; a multi-tiered program that has been an invaluable tool in building and maintaining the brands loyal customer base by providing residents with the opportunity to earn points for paying their rent which can be used towards free rent, food, gift cards, electronics and more
- Completed renovation and stabilization process in 12-month period
